With over 44,000 students at the University of South California, off-campus housing is in high demand. Fortunately, plans are in place to accommodate these students with a brand new complex in development.
What to Expect from Mosaic Student Communities?
Investors have had their eyes on the area around USC for a long time, and development has finally been approved, making it possible for students to have more options for USC off-campus housing from Mosaic Student Communities.
The architectural plans were submitted recently for a seven-story building with 53 units. The bottom floor is planned to be a 1,000 square feet of retail - a college student’s dream come true.
What’s even more enticing about this development is its affordability. As many college students know, affordable housing isn’t easy to come by, but with this USC off-campus housing, students will be jumping for it.
Keep in mind the development is “appropriate for students and families.” Of course, with its close proximity to the college, it’s likely most of the units will be taken by students. There will be six units reserved for low-income households. The others will be units featuring two to four-bedroom floorplans.

Parking will not be an issue for people living there - 25 spaces will be available on the ground level. The convenience of having the Expo/Vermont Metro E Line is another draw to the development. The building is going to be designed by SVA Architects. Renderings depict a modern exterior with massive balconies, mesh railings, and bronze-finished vinyl windows.
The development will cover approximately 18,600 square feet. It currently has four single-family homes. These will be demolished to make way for the new development.
What You Need to Do?
Keep an eye on this area, which is on the corner of Vermont Avenue and Exposition Boulevard. This is part of the Mosaic Investment Partners, but it is uncertain whether this property will be sold to investors or if the company will remain the owners.
